The Capital Development Authority (CDA) has taken stringent measures to curb unapproved development by sealing the marketing and site offices of Nilore Homes on Lehtrar Road. This action follows a series of previous notices and show cause notices issued to the scheme’s sponsors.
According to a CDA document, the development work at Nilore Homes began without approval of its Layout Plan or a No Objection Certificate, violating the CDA Ordinance 1960, ICT Zoning Regulations 1992, and applicable regulations for private housing schemes.
Previously, the CDA had directed the sponsors to stop development, marketing, sale and purchase, plot allotments, and transfers. They were also instructed to remove or demolish any illegal buildings and structures, but these directives were not heeded.
The Directorate of Regional Planning has now directed the CDA Directorate of Enforcement to seal the scheme’s marketing and site offices. The CDA can also seal offices of sponsors, advertisers, operators, consultants, contractors, real estate agents, and marketing partners involved in promoting unapproved housing schemes.
The CDA has further sought action for the demolition and removal of illegal structures. Relevant utility providers have been directed to issue electricity and gas connections only in accordance with approved layout and building plans.
Additionally, the CDA has asked relevant authorities to prevent advertisements and take action against websites promoting private housing projects launched without the authority’s approval.
